We are delighted to announce the appointment of MYCO as the contractor for this project. MYCO has an impressive track record of delivering projects in the area, including the recent completion of the 197 High Street Kensington scheme. Situated on a prominent corner plot along Kensington High Street, this project posed logistical challenges due to its proximity to busy pedestrian and vehicular thoroughfares. Careful planning and management were crucial to adhere to the requirements set by RBKC.

Since the application to consolidate Thomas’s Kensington at 1 St Albans Grove was approved, some required scheme amendments have been identified. These include:
The required amendments, due to life safety equipment, power, structural and brief requirements, uphold or enhance the original design.
Since the scheme was submitted, UK Power Networks (UKPN) has confirmed it is unable to supply power to the site. This is the result of a deficiency in local infrastructure due to other schemes using all the available local power capacity in the area, which falls within the wider power supply crisis in West London. See details below.
Therefore, detailed discussions have been held with UKPN and a specialist energy company to investigate alternatives, including connecting to existing substations further away. Unfortunately, they have confirmed that there are no supplies available from the network in the area, and UKPN is insisting that a new substation is required on this site to support the project and to help backfill the wider lack of capacity in the network. UKPN is also unable to provide a secondary connection for a backup supply, which is now required under new fire regulations.
As such, the design team have had to search for a new location on the site to locate new power and life safety equipment. An extensive study has been undertaken of multiple locations, and several options have been identified as possible locations. These have been discussed with the council during the pre-application process. The option preferred by RBKC is presented below.
INTEGRATED BELOW GROUND SUBSTATION, GENERATOR AND SPRINKLER SYSTEM:
Strategies to ensure the feasibility, compliance, and quality of this proposal have been mutually agreed upon in consultation with specialist advisors in mechanical and electrical engineering, utility services, arboriculture, landscape architecture, and transport planning.
The proposed below-ground substation, located at the rear of the building, will be entirely concealed. Therefore, there will be no visual impact, and it will be acoustically closed off as it will be housed in a concrete structure. The above-ground area will be landscaped.

TREE REPLACEMENT
As per the recommendation from our arboriculture consultants at GHA Trees, the B1 lime tree situated on the northern boundary, referred to as T13, will need to be replaced due to the planned basement construction. To compensate for this loss, two new lime trees will be planted.
At present, the existing tree, considering its size and position, requires extensive pollarding to prevent excessive growth and the consequent adverse impacts on both the proposed site and neighbouring sites. By replacing this tree, a better strategy can be put into place for maintenance to avoid the need for this procedure.
Access along the eastern perimeter will be retained and become a service route/secondary access only, removing the need for unnecessary excavation and disruption, as well as creating a quieter boundary for neighbours.
The omission of the previously proposed ramp that ran along the eastern boundary of the site, will mean the site boundary condition would be maintained. It would also limit the acoustic and structural impact upon the construction to the neighbouring property.

Since the submission of the previous scheme, minor external amendments have emerged during the design development process. However, the fundamental project design and principles remain unchanged. These amendments, designed to accommodate the new requirements, are considered an opportunity to deliver a higher-quality scheme that not only maintains but also enhances the original design.

The amendments respond to structural requirements that have emerged during design development since the previous scheme was submitted. The overall project design and principles remain unchanged.
The amendments to address these new requirements have been considered as an opportunity to deliver a higher-quality and equally (if not improved) sustainable scheme that upholds and improves on the original design.

Thomas’s London Day Schools’ planning application to consolidate and rehome Thomas’s Kensington Lower and Preparatory Schools from 17-19 Cottesmore Gardens and 39–41 Victoria Road into Atlantic House, 1 St Albans Grove, received permission to grant in January 2023.
The plans set out to ensure Thomas’s Kensington provides a first-class education to local children. Further details on the associated applications can be found here; PP/22/01575, PP/22/01399, and PP/22/01400.
Thomas’s Kensington is a local school for local families.
This is made evident by the 85% of pupil families being RBKC residents, of these 87% live in Queen’s Gate and the immediately neighbouring wards (figures – academic year 22/23).
At least 70% of our pupils live within a 20-minute walk to the school; 40% of whom are siblings.
MYCO takes a very direct hands-on approach from the Director level, the whole way through to the site delivery team. All our teams are collaborative and therefore will have had an input in all our schemes to date. We have proposed a cohesive experienced team who are committed to delivering your project on time and on budget to an exceptional quality.

MYCO takes a very direct, hands-on approach from the Director level from the tender stage through to the on-site delivery and aftercare. All our teams are carefully selected for each project, and we make sure that individual skills and experience are matched to the requirements and demands of the project.
For the Atlantic House project, we have proposed a strong team who have a good synergy of working together and have collectively delivered a variety of residential schemes in challenging logistical areas of the UK and surrounding areas whilst maintaining our core values.
Bernard Mooney, our Project Manager, brings with him a wealth of experience in delivering new build projects in London and will be the main point of contact. Bernard will be responsible for the day-to-day delivery of the scheme and is an expert in maintaining strict control of programmes and will ensure both quality and safety standards are exemplary. Bernard will be supported by Mike Bragg, our Contracts Manager.
David Walsh has been selected as our senior site manager and has over 15 years of experience in the industry, delivering both new build residential and commercial projects in challenging and sensitive locations. David is a great leader with a positive can-do attitude that will ensure that the project team works as a unit to deliver a successful outcome.
Daniel Graham has extensive experience in new build and education schemes, delivering on a variety in the UK. Daniel’s skills in managing the supply chain and ensuring that the best value is sought at all stages through the design stages to delivery on site make him an asset to our project delivery teams.
Elaine Catane is our Design Manager and is responsible for controlling the design from the early stages. She has outstanding technical knowledge, and her skills are quickly showcased in design team meetings where Elaine can clearly communicate her ideas to ensure the best possible design solutions are sought. Elaine works hand-in-hand with Bernard and Daniel to ensure that subcontractors are procured with the correct scope of works and carefully analyses all the critical interfaces to maintain our high-quality standards.
Despite the challenges and risks associated with any construction work, our professional team has estimated that the delivery of Thomas’s Kensington is deemed as a ‘fairly’ straightforward construction project. The overall construction programme is scheduled to last 87 weeks, starting on July 31, 2023.
We recognise the key safety concerns for this project and will mitigate them by employing only the highest standards of modern working methods and practices. Our site team is trained and experienced in managing risks at every critical interface. The neighbouring public will always be our number one priority. We will employ project-specific safety practices highlighted in our risk register, monitoring, and reviewing them daily to ensure the protection of these high-priority assets and everyone working on the project. Communication will be key to delivering a safe and successful outcome for all involved. At MYCO, we pride ourselves on effectively managing communication channels, engaging all stakeholders, and promoting collaborative work. We ensure that key project milestones are achieved with minimal disruption for everyone. We are a proactive and forward-thinking contractor who creates bespoke social values and sustainable plans for the local community on each of our projects. We believe in partnering with local stakeholders early on to manage expectations regarding the impact this project will have on local businesses and companies.
We are a member of the Considerate Constructors’ Scheme and set a score of 40 or above as the minimum standard for all our projects. With this project, as with others, we will ensure that our core values are embedded in everyone working on it. Our commitment to working with local communities to promote and improve the construction industry will be promoted at every opportunity, whether it be through offering work experience placements, assemblies in local schools, or guided tours of a live construction site.
In developing our construction methodology and logistics approach, we have gathered the best practices in successfully delivering similar schemes while keeping your vision and key drivers for time, quality, and value at the heart of our approach. At MYCO, we believe that the most successful projects are born with the pre-construction team forming the core of the on-site delivery team during the construction phase. For this reason, we have carefully selected the team to maximise outcomes in quality, cost, programme, social value, and sustainability. Harnessing over 60 years of experience in the industry, the on-site team has successfully delivered more than £200m of residential, commercial, hospitality, and leisure schemes.
Early identification of risks and mitigation measures ensures that we safeguard cost and programme. We allocate the risks and mitigation measures to those who are best placed to manage and close them out. Regular risk management workshops throughout the early works and construction ensure effective management. We have partnered with MadiganGill Logistics on many of our larger projects because they have a proven track record of managing and delivering in challenging logistical areas. We have developed logistics plans alongside MadiganGill with site surveys for Atlantic House. They utilise an electronic delivery management system (EDMS) that all suppliers and subcontractors will use to ensure coordinated deliveries.
The enabling works (preparation of a site in readiness for the first stage of development) are due to start on Monday, July 31. This first stage of the project is scheduled to last 7 weeks, during which we will erect a new hoarding line, and the site compound will be established. The hoarding will be further adapted to accommodate the needs of each phase of the construction process. We will clear the site of any debris left over by the enabling works contractor and proceed to establish our site offices and welfare facilities. Following site setup, a demolition scaffold will be set up around the building, a roll-on/roll-off 20-yard skip will be placed in the compound, and the soft strip will commence with rubbish going directly into the skip via a rubbish chute. After the soft strip, a Brokk machine will be lifted onto the roof, and the hard demolition will commence from the roof to the ground floor slab. As the building is demolished, our scaffold contractor will remove the demolition scaffold in sequence down to the ground floor. While the main demolition is ongoing, our temporary works will be installed between the two buildings. We have met with our temporary works engineer on-site and have produced an initial Temporary Works markup.
Upon taking possession of the site setup, a full site survey will be conducted to confirm the site levels, boundaries, and plot positioning. We will carry out due diligence checks, including surveying the active and inactive utilities on-site, to confirm that all the existing services have been disconnected by the demolition contractor, except for a water main that will be used for the temporary builder’s services.
The structural demolition is planned to start on September 18, 2023. Most of the demolition will be done by hand or by mechanical means using a Brokk machine. An excavator will load the rubble onto 8-wheeler lorries, which will then be taken from the site. Substructure works will also commence once the basement slab of Lytham House is removed, including the installation of foundations and drainage.
Excavation and groundworks are planned to start in October 2023. Prior to the structural alterations in Lytham House, temporary works are required to support the structure. The works will be followed by underpinning and the construction of the pile mat for the reduced levels in Lytham House. The installation of temporary works to the new load-bearing steelwork will continue up through the floors of Atlantic House. Once the steel has been installed and dry packing is complete, our demolition contractor will return to complete the demolition.
The superstructure and steel frame are planned to start in November 2023. Following the demolition works related to Lytham House, our steel erectors will install the new steel frame. Once the steel frame has been lined and levelled, our carpenter will install the ‘posi’ joists to form the new floors. At the same time, a scaffold will be installed around the perimeter.
The envelope work is planned to start in October 2023. The envelope will primarily consist of curtain wall and brick construction, facing an insulated SFS inner wall. Upon completion of the facade and roof works, the scaffolding will be dismantled to allow hand and soft landscaping to commence.
The Root Protection Area (RPA) indicates the minimum area around a tree deemed to contain sufficient roots and rooting volume to maintain the tree’s viability, and where the protection of the roots and soil structure is treated as a priority. The default position is for the RPAs to be fully fenced off to form the boundary of the Construction Exclusion Zone (CEZ), an area based on the RPA, from which access is prohibited for the duration of the project, including the storage of any works materials and equipment.
A Tree Protection Barrier (TPB) comprising 2 metre-tall, welded mesh panels (‘Heras’) shall be erected to protect retained trees. The fence panels shall be joined together using a minimum of two anti-tamper couplers, installed so that they can only be removed from inside the fence. The distance between the fence couplers should be at least 1 metre and should be unfirm throughout. The panels should be supported on the inner side by stabiliser struts, which should normally be attached to a base plate secured with ground pins (figure a). Where the fencing is to be erected on retained hard surfacing or it is otherwise unfeasible to use ground pins, e.g., due to the presence of underground services, the stabiliser struts should be mounted on a block tray (figure b).

The TPBs are to be erected before any work (other than tree surgery) commences on site, are to remain ‘in situ’ undamaged for the duration of all work or each phase and are only to be removed once all work is completed. If any work is deemed necessary prior to the erection of fencing a Landmark Trees representative should be informed to enable their presence to oversee the work being carried out.
Supervision
On this site, a site manager will be nominated to be responsible for all arboricultural matters. A pre-commencement site briefing/meeting between the site manager and arboricultural consultant will be held. The site manager’s details will be issued to RBKC in the minutes/site monitoring report for this meeting.
